How to read the break-even results
Payment break-even divides net cash due at closing by the monthly principal-and-interest reduction. Cumulative cash crossover compares the initial net cash due (or cash received) plus monthly principal-and-interest payments. Both measures can differ when costs are financed or cash-out is selected.
This estimate excludes taxes, insurance, escrow, home appreciation, selling costs, tax effects, rate locks, fees that vary by lender, and lender eligibility. Review the Loan Estimate and Closing Disclosure with your lender and a qualified professional.
